Objection to the Changes and Addition of the Proposed Hotel on Ship Street and Kennedy Road - Application No. A/H5/401 (F.I)
我反對是項申請 , 原因如下 :
1. 擬議在皇后大道東後巷,建「公共通道 essential public passage」
- 目的是為了獲得額外地積比率,以超越最高建築樓面面積。
- 目的是開闢進入其商場的通道。
- 無公共規劃得益。
- 無申請人聲稱的 “串連” 人流往堅尼地道的功能。
- 皇后大道東南面(即靠近合和中心)行人路不是申請人聲稱的“擁擠”。
- 將形成一個峽谷情況,既沒有陽光,也圍困着各種廢氣。

2. 擬議的「會議廳和設施、劇院 convention theatre and ballroom facilities」:
- 過大與申請人聲稱的“酒店相關”設施(hotel related)不成比例。
- 將增加夜間行車噪聲。
- 將加劇繁忙時段路口交滙處超載。
- 原本的公園被降格為「屋頂花園roof garden」 (因擬在公園下建會議廳和設施、劇院)。
- 潛在火警危機。
- 過大與申請人聲稱的“酒店相關”設施(hotel related)不成比例。
- 將增加夜間行車噪聲。
- 將加劇繁忙時段路口交滙處超載。
- 原本的公園被降格為「屋頂花園roof garden」 (因擬在公園下建會議廳和設施、劇院)。
- 潛在火警危機。
3. 擬議的「屏風設計」取代原本三叉式
- 屏風設計形成擋風屏障。
- 再加上合和另一申請 A/H5/400 (皇后大道東155-167號,最靠近合和一期的舊樓,
擬建26層高包括辦公室、食肆、商店及服務行業),將形成另一通風屏障。

I object to the proposed changes and additions to the Hopewell Center II.
Reasons for my objection are :
1. The proposed "essential public passage" behind Queen's Road East :
- Purpose is to create opportunity for bonus plot ratio so that the agreed maximum GFA can be exceeded.
- Purpose is to create access to its commercial premises of Hopewell Centre II
- No "missing pedestrian link", as claimed by applicant, to Kennedy Road
- QRE south side footpaths (the part nearest to Hopewell Centre I) is not overly congested as claimed by applicant.
- Will form a dark canyon without sunlight, also trapping bad exhaust air.
Reasons for my objection are :

- No "missing pedestrian link", as claimed by applicant, to Kennedy Road
- QRE south side footpaths (the part nearest to Hopewell Centre I) is not overly congested as claimed by applicant.
- Will form a dark canyon without sunlight, also trapping bad exhaust air.
2. The propsed "convention theatre and ballrooms facilities":
- Too large to be considered "hotel-related"
- Will add noisy night-time traffic.
- Will create peak hour junction overloading.
- Roof garden is a downgrade from park (proposed to build "convention theatre and ballrooms facilities" underneath the park).
- Potential podium fire hazzard.

3. The original Tri-Wing Tower replaced by Wall design :
- Wall design is more obstructing and invasive
- Together with another Hopewell's application A/H5/400 (at 155-167 Queen's Road East, where the old buildings closes to Hopewell Center I are. Proposed to build 26 storeys of Office, Eating Place, Shop & Services) will present an air ventilation barrier.
